Wholesaler EMD / Double Closing

To proceed with your request, we require a non-refundable deposit of 5% or a minimum of $300 for smaller EMD applications. This deposit demonstrates your confidence in the deal's success and is applied towards the total EMD amount requested. Please note that the deposit will not be refunded under any circumstances if the deal does not proceed. Payment of this deposit is required before we fund your request. By agreeing, you accept these terms.

For buy-and-hold property investments, our repayment, including the expected return, is secured through your lender's funds. To ensure our investment is safeguarded, it's mandatory that the due diligence (DD) inspection period and the close of escrow (COE) occur simultaneously. This requirement is crucial to prevent our funds from being at risk. This condition applies exclusively to scenarios where the property is not being assigned.

Personal Guarantee Agreement: To ensure the full refund of Great Housing's EMD in the event of a deal cancellation post-due diligence period, for any reason, signing a Personal Guarantee Agreement is mandatory for either the Wholesaler or End Buyer before funding. Are you ready to discuss these obligations with your end buyer? Should the end buyer decline the Personal Guarantee Agreement, do you acknowledge and consent to accept full responsibility for fulfilling these conditions?
